Description

The multi-family building in Kępno on Reymonta Street is a three-section residential block with 4,600 m² of usable floor area and 56 flats. It has three storeys above ground and an underground level with a garage for 41 cars; 56 parking spaces are provided in total, including spaces for people with disabilities. All flats are accessible to people with disabilities — each staircase has a passenger lift, which is far from obvious at this scale and markedly raises the standard of accessibility. The massing deliberately refers to the neighbouring single-family houses: a multi-pitched roof with dormers lighting the mezzanines and façades in grey, natural brick and white render ensure that a building of multi-family scale does not dominate the surrounding houses. The structure is load-bearing masonry walls with precast floor slabs on a raft foundation. The heat source is hybrid: the base is a heat substation fed by the municipal district heating network, while outside the heating season air-to-water heat pumps powered by the building’s own photovoltaic installation take over. This lowers the cost of heating hot water in summer, when the heating network is least efficient. Rainwater goes to an evaporation tank on site.
