Multi-family housing estate in Skawina
Description
The housing estate in Skawina on Torowa Street comprises seven four-storey multi-family residential buildings with 140 flats in total. The client is MDR Skawina. The buildings are set around the perimeter of a shared recreational courtyard with a playground — it is this space, not the street, that organises the estate’s life. The scheme is deliberately unfenced: the site stays open, and zoning is achieved through the building layout and greenery rather than fences. Internal roads and three car parks run along the northern and eastern boundaries, with pedestrian and vehicle traffic consistently separated; the car parks are set back from the buildings and the playground so they do not directly adjoin windows or the children’s play area. Ground-floor flats have private gardens enclosed by hedges and low palisades. The buildings have no basements, one staircase each and flat roofs; besides flats, their ground floors house technical and ancillary rooms. Stormwater is managed entirely on site: rainwater goes to two sealed evaporation tanks, and open-grid paving lets water soak into the ground.
